I love living in university community, but prices in Berkeley where I grew up are ABSURD. There is a small college in Crawfordsville, Indiana and very inexpensive Victorian homes with beautiful gardens. A great public library, extrememly friendly people, very inexpensive food, great places to hike, everything but an ocean. And NO traffic! Only 45 minutes from Indianapolis which has GREAT city amenities, including 3 ballet companies! (and remember I grew up near San Francisco), Crawfordsville is 30 minutes from West Lafayette (Purdue University) and some pretty cool stores and restaurants. I just don't need the hassels of California any more. Taxes are low here, etc. etc.
